What does River actually do?

River operates in three lanes: real estate development, owner-side project management, and aligned-capital investment underwriting. We work end-to-end on projects where underwriting discipline and execution accountability need to stay coherent.

Is River a brokerage?

No. River is a principal-led platform. We don't represent buyers or sellers; we operate projects, underwrite deals, and manage execution on behalf of owners, investors, and operating partners.

Is River a general contractor?

River's principal is a Florida Certified General Contractor, and we manage construction execution through the FLPro Builder operating system. River Business Corp itself is the development and project-management platform that sits above the construction layer.

What markets do you cover?

Florida — primarily Orlando and Central Florida, with active coverage of Tampa, Miami, Jacksonville, Fort Lauderdale, and West Palm Beach. We underwrite each metro through its submarket reality, not through a statewide average.

What kinds of projects do you take on?

Infill SFR, mid-market multifamily, value-add repositioning, mixed-use infill, land partnerships, and selective hospitality-adjacent product. We're deliberate about fit — not every opportunity is a River project.

How does engagement work?

Most engagements start with a focused conversation about the opportunity. From there, we'll define scope (feasibility, owner-rep, full development, etc.) and propose an engagement structure — hourly retainer, monthly fee, or project-based fee tied to milestones.

Do you accept investor capital?

Aligned-investor capital, on specific projects, through formal offering documentation — when applicable. We don't run a general fund. This website is not an offer; any actual investment opportunity is governed by the offering documents for that specific deal.

What is Property For Equity?

Property For Equity is River's landowner-partnership DBA. It's a structure that lets landowners contribute property as Class A equity into a development SPV — preserving long-term upside rather than committing to a sale. See propertyforequity.com for the structure detail.

What is Funds For Equity?

Funds For Equity is River's investor-facing DBA — the partner side of the PFE structure, where qualified investors fund the development capital required for the SPV. See fundsforequity.com for investor-specific framing.

How fast do you respond?

Inquiries are read by a principal within two business days, usually faster. If we can add value, we'll schedule a focused conversation; if we can't, we'll say so directly rather than route you through a sales funnel.
